patent app process...help

I have recently engaged a patent agent to help me file an application.  Basically, I'm trying to figure out the next step and am wondering if it is common practice for potential buyers to license out a "patent pending"?  Could I also just sell the application?  If someone does agree to license the "patent pending", what happens if the app is denied?
 
Also, does anyone have any advice on how to start an internet business (which depends on the " business process" outlined in the patent app)?  Would you suggest trying to start my own company and then selling/licensing the rights to the patent?
 
Any advice you may have is greatly appreciated.  Thanks in advance!
